Roofs rarely fail without warning. The problem is that most of the warning signs are easy to miss from the ground — and by the time water shows up on your ceiling, the damage underneath has usually been building for a while. Here's what to watch for.
1. Missing, curled, or cracked shingles. After a Memphis storm, walk your yard and look for shingle granules or whole shingles on the ground. From the street, look for spots where the roof texture changes or shingles are lifting at the edges. That's your roof's first line of defense failing.
2. Granules in the gutters. Asphalt shingles shed granules as they age. A little is normal; a gutter full of what looks like coarse sand means your shingles are near the end of their life.
3. Stains on ceilings or in the attic. A brown ring on the ceiling means water has already been getting in. Check the attic on a bright day — if you can see daylight through the decking, you have an active hole.
4. Sagging rooflines or soft decking. A roof that dips between the rafters usually means the decking underneath has taken on water and lost its strength. This one doesn't fix itself, and it gets more expensive the longer it waits.
5. Damaged flashing around chimneys and vents. Flashing is where most leaks actually start — not in the middle of the field of shingles. Rusted, lifted, or poorly sealed flashing is a common and very fixable problem.
